NEC’s new suite of Facilities Management Contracts (FMC) enables the appointment of a service provider for a period of time to manage and provide a service. Developed with the Institute of Workplace and Facilities Management (IWFM) the new suite of contracts looks to improve the procurement and delivery processes within the Facilities Management industry.

Throughout the procurement and service provision processes, uncertainty about what is to be done and corresponding risks and liabilities can lead to disputes and confrontation. The FMC clearly allocates risks, and the collaborative approach will reduce those risks and uncertainty for all parties.

Implementing The NEC4 FM Contracts

Key processes within all NEC4 contracts, such as the “early warning” process, compensation events and Service Orders, are retained in the NEC4 FM Contracts. This ensures that the best practice principles and features of NEC are preserved, while the language and behaviours of the facilities management industry are integrated.

However, as with all contracts, those responsible for managing the contract need to have a comprehensive understanding of the NEC4 contract management processes. All contracts work better when all involved parties understand their roles and responsibilities and for new users of the contracts, support may be needed during the project.



Supporting New NEC4 Users

NEC offers a comprehensive range of support services, including training, webinars, events, books and guidance documents to support new users of the contracts.

NEC and IWFM are working together on a series of Practice Notes which continue to be regularly released. These address specific issues and support users in dealing with emerging challenges.

NEC also has the option for consultancy services to support you in preparing and delivering your NEC FM contracts.

NEC is offering support to the Facilities Management sector for the adoption of the new suite of contracts with training, practice notes and guidance. The introductory training course will enable delegates to understand when to use the contract, how to put it together, the contract strategy, and how to manage it effectively.

This one day training course will cover how NEC contracts have helped transform contractual behaviour, how the FM Contract works alongside other contracts in the suite and an explanation of the main and secondary options. It covers in detail important topics including the Performance Table, key Contract Processes and Project Orders.
